I am posting this as a way to vent a bit on my inability to find decent storage space. I apologize in advance if it bores anyone.

For the better part of a year now, I have been looking for a hangar/quonset/warehouse in which to store my cars and maybe set up a little office, and have been met with nothing but failure.

There is a little country airport not far from my house, and there are dozens of hangars there which would be perfect. Alas, the hangars rarely hit the open market, and when they do, the prices are through the roof. $115k for an old run-down 50x50 building on land that is 60x60? Ouch.

There are quite a few unimproved lots at the airport, on which I could build my own hangar, but the same guy owns all of them and refuses to put them on the market. The area in which I live is growing rapidly, so the popularity of the airport and the accompanying land prices keep rising.

Giving up on the airport, I figured that I would expand my search, and find something out in the country. Again, failure. The few suitable buildings that I have found are either 20+ miles away (not good for ferrying cars to and fro) or they are next to a nasty area no doubt filled with crystal meth addicts.

I have seen some raw land here and there, but the small tracts are in locations next to the highway (i.e. very expensive). A large tract won't work, because I want to spend my time playing with my cars, not mowing 20 acres of land that I won't use.

Your needs & my needs are vastly different. I just needed 3 decent, locking garages, not too far from my house. The 1st one I actually found around the corner, (9 houses away). It's a 1 year old, clean, nice garage, in back of the owner's house. He has a 3 car garage, and only uses 2 of them. I got the end one, and it's very w-i-d-e so no doors can reach me to "ding" me. It was $40.00 a month, for 10 years. Now, he suddenly raised me to $75.00 a month.
The other 2 garages are 3.3 (three point three) miles from my home. This is a very very smart man. He has a big piece of property way way way in the back of his home. On that property he built two (2) five (5) car garage units. Each unit of 5 stalls is seperated from the next, with interior walls. Each overhead door locks. He rents space to car collectors. It is always full, and there is a short waiting list. I have 2 cars there. He charges $125.00 a month, apiece. Thusly, he makes $15,000 a year to supplement his Social Security. Smart!

But, there are no provisions for car-work (which he does not allow) and no "Office Space" ~ Simply storage. He also requires that each car be covered with either a car cover or quilts/bedspreads .... something.
He maintains the property and repaved the entrance & storage area this Spring and painted all of the garage's exteriors. It's nice.

PS/ Look in your YellowPages under WAREHOUSE. Some warehouses arounf here (NJ) lease unused space, but it's not "private" ~ it's open....

do you have any room for shop at your location? you may have thought of that one i am sure. I built a nice 40x40 on my property and it is killer to have it there

Color me green with envy. Unfortunately, when my wife and I last moved, we weren't using our heads, and had a house built in a typical Dallas outer-ring suburban subdivision, with a medium-sized lot and major restrictions. I couldn't even install a swingset for my kids unless it was a certain height with a green awning, and received the blessing of the Homeowners Association Nazi.

If we had been thinking, we could have built just as nice a house a few miles more out in the country, with plenty of room the kind of shop that you described. Believe me, I kick myself on a daily basis.

Homeowners Association Nazi ahh yes those people they do some good but very little that i can ever tell i can't stand them that is why i got out of that deal and live on 3 plus acres thanks the good lord i can do pretty much what ever i want but still keep it nice and tight though
